1. Can I pay in installments? What if I have a scholarship? In most cases rent for Fall semester is due on August 1st. It is due on December 1st for Spring semester. Students can pay in installments if they and their parents live in the State of Utah and if their parents sign a guaranty and credit card authorization agreement for the rent. There is a $50 per semester charge for those paying in installments. Those that pay with installments are required to pay 1/3rd of the semester's rent plus the $50 per semester charge for those paying in installments on August 1st for Fall semester or move in date, which ever comes first, 1/3rd on September 1st, and 1/3rd on August 1st. For Spring semester 1/3rd of the semester's rent plus the $50 per semester charge is due Dec 1st, 1/3 January 1st, and the balance is due on Feb 1st. For those with scholarships or financial aid covering rent we realize most scholarships or financial aid packages are not funded until about a month into the semester. In such cases you need your parents to sign a guaranty and credit card authorization agreement (for scholarships and financial aid this is ok even for out of state students but not for students who live outside of the United States) and you need to provide written confirmation from Snow College of the scholarship or financial aid. Once this information is given then those with scholarships or financial aid pay as follows: Fall semester: 1/3rd of the semester's rent is due on August 1st or upon move-in whichever comes first and the balance is due one month from the first day of Fall Semester or the day the scholarship or financial aid is received which ever comes first. Spring semester: 1/3 of the semester's rent is due on December 1st and the balance is due one month from the beginning of Spring semester or the day the scholarship or financial aid is received which ever comes first. If your scholarship or financial aid is not here within 30 days from the start of the semester, or if we cannot confirm with the school that it will be here soon thereafter, then we treat you like a student paying “monthly” (see above) until the scholarship funds arrive to pay the balance of your rent. We do not add a surcharge for payments made with debit cards, checks, or cash. For credit card payments there will be a 2.75% surcharge added.
2. Do I have to sign a two-semester contract? Generally yes, unless you come only for Spring Semester which starts in January. If you come for Spring Semester only you will be signing a one semester contract. We do allow a limited number of one semester contracts when coming for Fall semester but you are required to pay an extra $200.00 rent and you must pay it all up front -- no monthly payments.

4. Does my deposit go towards my rent? No. The deposit is used as security for any damage caused or cleaning that is not taken care of at the end of the lease. A non-refundable sum of $75.00 is deducted for carpet cleaning, window cleaning, and touch up painting which is done each year after the students leave. Landlord charges a one-time $25.00 handling fee per resident to be deducted from the security deposit for paying all the utilities, for keeping track of each apartment’s utilities to determine if the bills exceed the $816.00 per semester, and for billing and coting the excess utility usage. The rest of the deposit, less unpaid amounts under the lease, damages, and cleaning fees, if any, will be mailed back to you. Once your application has been processed and accepted you will have 10 days to pay your security deposit to save your spot. Applications that we have not received deposits for after 10 days will be deleted.
5. How do I pay my rent: You may submit your payment via your Park Place portal using the username and password created during your initial account setup and application. If you do not recall this information, please contact the office for assistance. Please note that a 2.75% processing fee applies to all debit and credit card transactions. To avoid additional fees, we recommend paying by cash or check. If paying with check, make sure tenants name is on the check.
6. I am an international student and I am unable to pay over the phone or thru my Park Place portal. Is there another way I can pay? YES, we now offer Square invoicing! You will need to email us and request a Square invoice. Please include the tenants name on the application and the what you wish to pay, deposit, rent, ect..

7. Can we use nail, tacks or sticky tape on the walls? You may use small nail and tacks but no sticky tape. We patch the holes and touch up paint each year. If you use large nails, use sticky tape, or go crazy with nail holes we will make the repairs and deduct the cost from your deposit. Sticky tape should never be used, as it is very expensive to repair. Just remember, whatever you put on the walls will need to come off the walls when you move. If you damage the drywall, you will be charged for repairs.
8. Is there assigned parking? There is not assigned parking. There is plenty of parking (one space per student plus plenty of guests parking). You will be issued a parking sticker at a cost of $15.00. Unauthorized vehicles will be towed or booted after hours.
9. How big are the apartments? How many bathrooms and bedrooms are there?
10. What does NO PARK VIEW & PARK VIEW mean?: When you step outside your door, you will either be stepping out to our beautifully landscaped "park" with trees, pavilion, & stream, OR stepping out directly to the parking lot.
11. What do I need to bring? Each bedroom comes with a standard size twin bed, dresser, desk and chair. Kitchen: Standard fridge/freezer, stove/oven, dishwasher, microwave, table/chairs or countertop bar/bar stools. Living Room: Couch and love seat. No entertainments center or TV

You will need to bring anything else you'll want for comfort and everyday living. Such as...
- Cleaning Supplies: mop, broom, toilet plunger, vacuum (we used to provide these. However, over time they've been taken from the apartments).
- Pots/pans, dishes, cooking/eating utensils.
- Mini fridges in bedrooms are OK
- Personal items to give the apartment and your room a personal touch. Just remember, what you put on the walls has to come off when you move out. If you damage the drywall, you pay for the repairs.
12. What is the Internet like? We have a fiber optic connection with 200 megs of bandwidth and an increasing capacity distributed to all the apartments wirelessly. We have a consumer grade wireless access points in every building that operate with a cloud based controller built by Ruckus wireless.
13. Do I have to be a college student to live there? Yes, you have to be an enrolled Snow College Student.
14. Can I bring my bike? Yes, we don’t allow bikes to be stored inside the apartments, we have bike racks outside the apartments. Motorcycles or motorized scooters are allowed in the parking lot. If they are street legal and required to be registered, you will need to purchase a parking pass for it.
15. Are pets allowed? No, not even fish. Please, do not test this rule. If you get caught with a dog, cat, or other pet, everyone in the apartment will lose their deposit unless it is reported by a roommate. Although Park Place Land Holding and Management, LLC, DBA, Park Place Apartments has a no pet policy, we do, however, comply with state and federal law and make exceptions under the law for emotional support animals. Before you will be allowed to have your ESA on the premise you must first complete the ESA packet that can be emailed to you, or that you can pick up in the office. This packet was prepared by attorneys for the State of Utah and is also used for on campus housing for apartments on state owned university campuses. Failure to comply with returning a completed ESA packet for approval one week prior to moving in will result in a delay in your being approved or denied for the ESA animal. If you bring your ESA on the premise without having filled out and returned the ESA packet to be processed, you will be served an eviction notice.
16. Can I bring my own bed and dresser? Residents may not replace any furniture or beds without permission and if permission is granted we will charge $25 per semester to move and store our furniture.
17. Can I use the hot tubs and tanning beds? Yes. The outdoor hot tub is available for all paying Park Place Tenants. Guests are allowed when accompanied with a current Park Place tenant and must be check in at the office. There is a one hour guest limit. Park Place reserves the right to refuse guest usage due to over limit of people in the hot tub, any quests that are disrespecful, or causing any sense or troubles. Hot tub limit is 20-25 people! It is like a small swimming pool it is so large. Hot Tub hours are the same as the office hours. If the office is closed, so is the hot tub. Current paying tenants are allowed 10 FREE tanning session passes. Anything after that will be $5 per tenant per session. These FREE sessions are non-transferable and can not be used by anyone other than the tenant. FREE sessions do not transfer to the next academic year.
18. Am I able to see my apartment before I move in? We do have youth groups in the apartments all summer. However if you call and make an appointment with a Park Place staff member, they may be able to give a tour. You can call or text our office at 435.283.6143 to arrange a tour.

23. When will the roommate assignments be made? Can you reserve a specific room for me? We generally don’t reserve specific rooms—although we do make exceptions. Rooms are generally on a first come first serve basis. Roommate assignments sent out in late July by email. In that email you will receive a lot of information including the names, phone numbers, and email addresses of your roommates.
24. What is the move-in date? Can I move in early? Move in day is Saturday August 16th, the first day of your contract. Early check-in will need to pre-arranged with the office. If you move in prior to the 16th, you are required to pay a prorated daily rental rate. Prorated daily rent is easy to calculate. Just take your semester rent and divide it by 122. For example, if you come 5 days before the start of school then you are charged 3 days early rent on a prorated basis. For example, if your rent is $1,270.00 for the semester, then your prorated rent is $1,270/122=$10.41 per day for each early day. Remember room assignments in each unit are on a first come first serve basis.
25. What is in the clubhouse? Our 5,800 square foot clubhouse offers many high quality amenities. You can take a picture tour of it on this internet site. It has a convenience store, manager’s office, computer room (free for our residents), large gathering room with big screen TV and kitchen, laundry mat, two tanning bed rooms, game room, exercise room, and outdoor hot tub. The clubhouse is open Monday - Saturday from 9am - 10pm. The laundromat in the clubhouse is open from 9:00 a.m. to 10:00 p.m. 7 days a week.
26. What are the grounds like? In addition to the Clubhouse and hot tub, we have a basketball court with 2 standards, a twelve foot fence around it, and night lighting. A beautifully landscaped Park with a pavilion which seats 100 persons and two large covered charcoal grills. The park has a fenced sand volley ball court (with night lighting), lots of trees and grass, and a beautiful rocked stream with two 5 foot waterfalls. There are also several other outdoor barbeque grills around the site for student use. There are bike racks next to each apartment. You can view the Park and the grounds on this internet site.
28. What is your overnight guest policy? No overnight guests are allowed without permission. Generally permission will only be given for parents visiting from out of town. Guests must be out of the apartment by 12:00 midnight, except on Friday and Saturday nights when they must leave by 1:30 a.m.
29. MOST IMPORTANT: NO CANDLES/OPEN FLAMES! Candles are easily forgotten about and can start fires so quickly. Any candles found in apartments will be confiscated. We suggest plug in fresheners or electric wax warmers.
